The Imperial Sugar Redevelopment Project

PROJECT: The heart of this 650 acre Sugar Land redevelopment project will be the 40-acre site of the former Imperial Sugar Refinery that gave the town its name and most of its original settlers. Plans for the historic refinery district include 200,000 square feet of office, 150,000 square feet of retail and entertainment space, and approximately 500 residences. This redevelopment promises to not only inject some new life into the town of Sugar Land, but also to preserve the cornerstone of the town's history.

A 500,000 square foot commercial office park including a mixed-use residential and retail village will be located on Highway 6 adjacent to the Sugar Land Airport. Additionally, the Imperial site will include 1,100 single family homes in a traditional neighborhood design. With assistance from Cherokee Partners, Development Design Group and Struever Bros. Eccles and Rouse, the reuse of many key buildings will bring exciting new retail, residential, office and entertainment possibilities.

LOCATION: Situated just 20-some miles outside of Houston, Texas, in the heart of Fort Bend County, the state's wealthiest, Sugar Land is an ideal location for new business. Continually voted among the top places to live and work in major national publications, Sugar Land retains its small-town charm, but embraces the excitement of the future. The site of the former Imperial Sugar Refinery sits at a major crossroads of Highway 90 and Highway 6 in the heart of the bustling town.

TRADE AREA: As a submarket of Houston, Sugar Land is an important part of a much bigger metropolitan area. As the demographics show, nearly 50% of the adult population has a Bachelor's degree or higher, and there is abundant wealth in the Sugar Land trade area with average household incomes hovering at $100K. Add to that staggering growth in the triple digits since 1990 with more than a 30% increase alone from 2000 to 2007. The Fort Bend County economy has consistently risen at a rate greater than that of the 10 strongest metropolitan economies in America, proving Sugar Land's economic stability.
